Kelso was founded in 1847 by the Scottish surveyor Peter Crawford, who named it after his home town, and it has been the Cowlitz County seat for generations. It is also a town that knows its ground. Ash and sediment came down the Cowlitz after Mount St. Helens erupted in 1980, and the slow Aldercrest-Banyon landslide of 1998 eventually destroyed 129 houses. Kelso sits on the Cowlitz River directly opposite Longview. Peter Crawford established it in 1847, the original plat was filed in October 1884 and the city incorporated in 1889. What we run into in Kelso

In 1980, Mount St. Helens, 24 miles away, deposited large amounts of volcanic ash on the area, both from the air and carried down the rivers. In March 1998 the Aldercrest-Banyon landslide began shifting the foundations of 64 homes. It kept moving, eventually destroyed 129 houses and was declared a federal disaster in October 1998, and it is described as the second-worst landslide disaster by cost in the United States.

In practice that means a few things

We check how flat and level the floor actually is across each room, not just whether it looks right. Rigid products such as luxury vinyl plank and laminate need a flat base, and they will show every dip in a subfloor that has moved. Hardwood is more forgiving of small irregularities but less forgiving of moisture, so in a house near the river we want to know how the crawlspace behaves through a wet winter. And if we find signs of real structural movement, such as new cracks, doors that have started to bind or floors that slope noticeably, we will tell you plainly and suggest that a structural professional look before any flooring money is spent.

Once the structure is understood, the choices open up. Carpet is often the most comfortable and forgiving answer for bedrooms and stairs, especially in older houses where a little unevenness is part of the character. A refinished original wood floor, where one exists, can be a better result than anything new. For kitchens and entries, a well-installed plank over a properly prepared subfloor is practical and durable.

Our Kelso house has floors that are not quite level. Can we still install LVP?

Possibly, but the subfloor has to be addressed first. Rigid plank products need a flat base, so we measure across each room and plan any levelling as part of the job. If the unevenness looks like ongoing movement rather than old settling, we will recommend having the structure looked at before installing anything.
