  1. What we take on

    Most of our work is in homes. That is where our showroom, our product selection and our process are focused. But there is a type of commercial project where that approach translates very well: smaller offices, professional suites, studios and similar spaces where the owner cares about how the space looks, needs the work to fit around the business, and wants one accountable team from selection through completion.

    If your project is a small office refresh, a suite build-out with a modest floor area, or a space where the finish quality matters as much as durability, we would be glad to look at it.

    We are not a large commercial contractor, and we will not pretend to be one. Large-scale projects, multi-building contracts and specialty industrial floors are best served by firms built for them. Telling you that up front saves everyone time and keeps our attention on the projects we can do very well.

Offices and professional suites

Private offices and meeting rooms benefit from carpet's acoustic qualities, keeping conversations and phone calls from carrying. Commercial-grade broadloom and modular carpet squares are both options. Modular products allow sections to be replaced individually, which is useful in rooms where rolling chairs and foot traffic concentrate.

Reception areas and client-facing spaces

The first room a client walks into sets the tone. Hardwood, engineered wood or a quality wood-look hard surface can give a reception area warmth and a residential feel, with area rugs to soften seating areas. We help balance appearance with the durability a commercial entry requires, including the wet-weather traffic our winters bring through the door.

Studios and mixed-use spaces

Small studios, showrooms and mixed-use spaces often need different floors in different zones: something durable and easy to clean where work happens, and something warmer where clients sit. We plan those zones and the transitions between them as one design.

Natural and lower-impact materials

Some business owners want materials that reflect their values as well as their brand. Natural fibers such as wool, responsibly sourced wood products and lower-VOC adhesives and finishes are worth discussing early, because they affect both product selection and scheduling. We are glad to talk through what is available for your space and what tradeoffs come with each choice.

For offices and suites, modular carpet tile is often the practical choice. Individual tiles can be replaced if one is stained or damaged, the floor goes down in sections around furniture and working hours, and it handles rolling chairs and foot traffic better than broadloom.

Working around a business that has to keep running

The biggest difference between residential and commercial flooring is usually not the product. It is the schedule. A business has employees, clients and deadlines, and a flooring project has to fit around them. We start by understanding how the space is used day to day, what can be closed and when, and what needs to stay operational. Then we build a sequence that phases the work sensibly and is clear about what each phase requires from you.

Commercial spaces bring their own preparation questions. Many sit on concrete slabs, which means moisture testing and subfloor preparation before glue-down or floating products go in. Older suites may have several layers of previous flooring and adhesive that need to come up. We assess these conditions during planning, so the scope and timeline are realistic from the start.

Coordination matters too

If other trades such as painters, electricians or furniture installers are involved, we work out the order with you or your project lead so the floor is not damaged by work that follows it. Product selection is guided by traffic levels, maintenance expectations and the look you want.

At the end, we walk the space with you, go over maintenance for each material, and make sure the result matches the plan. The accountability we bring to a family's living room is the same accountability we bring to your office.

What size commercial projects do you take on?

We focus on small commercial and office spaces such as professional suites, studios and smaller offices. For large-scale or multi-building projects, a dedicated commercial flooring contractor is usually the better fit, and we will tell you that honestly.

Can you work around our business hours?

We plan the schedule around how your space is used and phase the work where possible to limit disruption. We discuss what is realistic for your project during planning rather than making blanket promises.

What flooring do you recommend for a small office?

Many offices use carpet or modular carpet squares in work areas for comfort and sound control, with a durable hard surface or hardwood in reception and client-facing areas. The right mix depends on your traffic, maintenance and the impression you want to make.

Can we see flooring options before deciding?

Do you work on commercial projects in Portland?

No. We are licensed in Washington and work in Clark and Cowlitz counties. Oregon requires a separate contractor license, so we do not take projects there.
