Hardwood installation in Camas

Built for Camas homes.

Camas has made paper since 1883, but most of its homes are far newer. Prune Hill, an extinct volcanic vent once planted in prune orchards, became the place to build after new reservoirs and sewer lines arrived in 1971, and subdivisions such as Parker Estates, Holly Hills and Deer Creek followed through the 1990s and early 2000s. Those 2,000 to 4,000 square foot homes are now at the age when original hardwood and carpet are due for a decision. That is where flooring in Camas, WA usually begins.

Camas was incorporated on 18 June 1906 and takes its name from the camas lily. The paper mill established in 1883 with the backing of Henry Pittock has run for more than 140 years, and for most of that time it defined the town. Today the employer list includes Fisher Investments, the Camas School District and WaferTech, and the 2020 census counted 26,065 residents.

For flooring, the more useful history is what happened on Prune Hill. The hill is an extinct volcanic vent that was planted in prune orchards from the 1880s. In 1971 two new water reservoirs and sewer improvements opened it to housing, and it has been one of the most sought-after addresses in Camas since. Parker Estates began in the mid-1990s on the lower northwestern slope. Holly Hills went up in the late 1990s, with homes of 2,000 to 4,000 square feet, many with hardwood floors. Deer Creek followed from the late 1990s into the early 2000s, on lots of half an acre and more.

That puts a large share of Camas's housing in a particular place: about 20 to 30 years old, well built, and wearing its original floors. The questions we hear in homes of that age are consistent.

  1. Is the hardwood worth refinishing?

Frequently it is. A floor installed in the late 1990s may simply need a sand and a new finish, possibly with a change of colour to move away from the honey tones of the period. We will check board thickness, earlier sanding and any water marks before recommending it.

  2. Should the carpet go?

Original carpet at this age has usually lost its cushion and its pile. Replacing it is a chance to step up in quality rather than repeat the builder's choice, and to consider natural options such as wool where the room suits it.

  3. How should the floors connect?

Many 1990s plans change material at every doorway. Carrying one floor through the main living space, and treating stairs and transitions as part of the design rather than an afterthought, often changes how the whole house feels.

Camas also has a newer layer. Belz Place on Prune Hill was built between 2017 and 2019; Deerhaven, on the north shore of Lacamas Lake, has contemporary homes with soaring 20-foot ceilings; the Parklands at Camas Meadows were custom golf-course homes built for the 2018 Clark County Parade of Homes. In volumes like those, hard surfaces can make a room loud. Large area rugs, sized properly to the furniture, are often the most effective way to bring warmth and quieter acoustics into a tall, open room without giving up the floor underneath.

We approach Camas projects as whole-house plans: what to keep, what to replace, and how it all reads together once it is done.

What homeowners say

  • "I am so happy with my floors, they are beautiful! They take pride in their work. They showed up when they said they would and cleaned while they worked. All that is left were absolutely beautiful floors. I am very pleased and thankful for how good of a job they did! I will work with them again if I ever need to."

  • "Bill from Vancouver Flooring Co., delivered a great carpet (Shaw) at a reasonable price. Was top notch communicable throughout the project and was always there to answer my questions. The crew he had do the install (Kevin and his crew) were just an extension of what Bill delivered. No hiccups and delivered on time. Can't say enough about Vancouver Flooring Co. It's so nice, especially now days to have a company with this integrity provide a 5 star install from beginning to end. Would highly recommend Vancouver Flooring Co. and Bill for all of your flooring needs."

Camas FAQs

Hardwood installation in Camas, questions

Our late-1990s Prune Hill home has original hardwood. Refinish or replace?

Start by assuming refinish and let the floor prove otherwise. Many hardwood floors installed in Camas subdivisions of that era have plenty of wear layer left. We check thickness, past sanding, gaps and any moisture damage, then tell you plainly whether a refinish, a partial replacement or a new floor is the better use of your budget.

Our living room has a two-storey ceiling and echoes. What helps?

Soft surfaces do most of the work. A properly sized area rug under the main seating group, with a quality pad, softens sound noticeably while keeping the hardwood or plank floor visible around it. Carpet in adjoining bedrooms and on the stairs helps further. We can help you choose size, fibre and construction so the rug suits the room rather than floats in it.

Is Camas within your regular service area?

Yes. Camas, including Prune Hill, Lacamas Shores and the newer north-side neighbourhoods, is part of our east Clark County area. Consultations are by appointment.

Should I choose solid or engineered hardwood?

It depends on the room and what is underneath it. Solid hardwood suits wood subfloors above grade and can be refinished many times. Engineered hardwood is more dimensionally stable and can go over concrete or below grade with the right preparation. We look at your specific rooms, moisture readings and plans for the space before recommending either.

Why does moisture matter so much for hardwood in Southwest Washington?

Wood expands and contracts with the moisture around it, and our wet winters and drier summers put that to work every year. Homes over crawlspaces can carry extra moisture into the subfloor. We take moisture readings and look at the crawlspace before installation so the floor goes in balanced with the house, which is what keeps it flat and tight over time.

Can you help me choose a species and color without seeing hundreds of samples?

Yes, and that is how we prefer to work. We ask about your light, your rooms, your household and your budget, then narrow the field to a short list of strong options. Consultations are by appointment, which gives us time to look at samples together rather than walking a wall of them.
